Recently, a popular property consultancy company conducted research on medium-sized corporate real estate tenants between June and July 2015, and collected responses from leading corporate companies headquartered in Pakistan and overseas. According to the research report, it appears that corporate real estate occupiers occupy office space in Pakistan.
Basically, the survey points out that the choice of work space is driven by three main goals; they are talent (availability and cost), infrastructure (social and physical) and real estate options. It must be pointed out that the survey respondents included representatives of companies across different industries and typical Pakistani office space occupiers. Pakistani business owners are more likely to adopt workplace strategies. The survey also shows that tenants are very efficient and tend to adopt effective strategies, and most companies tend to adopt the open space workstation format.
Leading corporate space occupants continue to occupy the core locations and central business districts of major cities. The study also explored the preferences of respondents in various occupational choices. The results showed that almost 75% of respondents preferred leasing, pre-renting or purchasing space in prime locations in cities.
IT/ITeS is planning to expand its operations in major cities in the south. Respondents from other key sectors, such as e-commerce companies, healthcare, and other sectors, are more willing to serve the future expansion of NCR.
Requires office users in key industry sectors to plan their direction to expand their offices within the next two years. The results showed that most IT/ITeS companies (almost 70%) were more likely to expand their business in Bangalore, Hyderabad and Chennai, while e-commerce and media companies chose to expand their business in NCR in Mumbai and Delhi for the next two years .
It is expected that the number of company offices will increase in the next two years because most of the respondents seem to be very active in expanding their business in Pakistan. Nearly 80% of respondents from IT / ITeS, consulting, research, e-commerce, etc. plan to increase the number of employees within the next two years.
Many respondents are satisfied with the corporate real estate strategy to expand their business in the existing market. The above major findings clearly show that residents are highly active in the business environment in Pakistan in the next two years.
